What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage and the overall layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Property taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unproven — which means you may be paying for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service can ensure that you're paid a fair price for your house. Square footage is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your property is to refer to a recent appraisal or measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To make sure that your client's property sells at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic for enticing potential buyers because they can see the layout and details of the property before and after a showing.
